These legal notices govern access to and use of the website villacassandracastellana.com and set out the information which the property is required to make public under the Italian and European legislation in force. By browsing this website you accept the terms described here; if you do not agree with them, we ask you not to use it.

The website belongs to the owner of the property, who is also its publisher for the purposes of L. 62/2001 (Law of 7 March 2001). The website is not a periodical editorial product and is therefore not subject to the registration requirement laid down in art. 5 of L. 47/1948 (Law of 8 February 1948), since it is not updated at regular intervals and does not have the informative character of journalism.
2. National Identification Code (CIN) and regional code
Art. 13-ter of D.L. 145/2023 (Decree-Law of 18 October 2023), converted with amendments by L. 191/2023 (Law of 15 December 2023), created the Codice Identificativo Nazionale (CIN — National Identification Code), assigned by the Ministero del Turismo (Italian Ministry of Tourism) through the Banca Dati delle Strutture Ricettive (the national accommodation database) to property units used for tourist letting and to hotel and non-hotel tourist accommodation facilities. The rule became fully operational as from 2 November 2024, with a final compliance deadline of 1 January 2025.
Under the same provision, the CIN must be displayed on the outside of the building in which the facility is located and stated in every advertisement published and communicated by any channel by the owner of the facility, by property intermediaries and by the operators of online portals. In compliance with that obligation, this property's CIN is published in the footer of every page of this website, in each of its language versions, and is stated in section 1.
The CIR (regional identification code) is the code assigned to the property by the Regione Puglia within the regional register of accommodation facilities, and is shown alongside the CIN for the sake of completeness.
3. Nature of the website: no contracts are concluded online
This website is purely informative and promotional in nature. It presents the property, its rooms and grounds, the services offered and the surrounding area.
The website is not an online shop and is not a booking engine: it hosts no booking forms, it does not allow dates or rooms to be selected, it processes no payments, it collects no credit card details and it contains no contact form whatsoever. Accordingly, no contract is concluded at a distance through these pages, and the provisions of the Italian Consumer Code on contracts concluded online through the website do not apply, including those on the right of withdrawal set out in Articles 52 et seq. of D.lgs. 206/2005 (the Italian Consumer Code).
Availability enquiries and bookings take place outside this website, by telephone, WhatsApp or email using the contact details published here, or through the online booking portals on which the property is listed. In the latter case, the contractual terms of the portal used apply in addition to these terms.
Please also note that, pursuant to art. 47(1)(g) of D.lgs. 206/2005, the right of withdrawal provided for distance contracts does not apply to contracts for the provision of accommodation for purposes other than residential, where the contract provides for a specific date or period of performance: the terms for amending and cancelling a booking are those agreed at the time of booking or laid down by the portal through which it was made.
4. Bookings and confirmation
The information on rates, availability and services that you receive by telephone, WhatsApp or email constitutes a quotation and is not binding on the parties until it is confirmed. A booking is completed only upon express confirmation by the property, given in writing (email or message) or verbally, and upon payment of any deposit or advance requested.
The availability of rooms and accommodation types is subject to change until confirmation. The property reserves the right not to accept a booking request.
We ask you to let us know your arrival time in advance, so that we can welcome you in person: this information is necessary in order to organise the service, as well as for the identification requirements described in section 7.
5. Essential conditions of stay
Unless otherwise agreed in writing, the following conditions apply to stays at B&B Villa Cassandra, consistently with what is published in the “Good to know” section of the home page.
Check-in: from 14:00 to 23:00. Your arrival time must be notified to the property in advance. Arrivals outside these hours may be agreed beforehand and are not guaranteed.
Check-out: from 07:30 to 10:30. Vacating the room after that time must be agreed with the property and may result in a charge for a further night.
Children. Children of all ages are welcome. Children aged 6 and over pay the adult rate.
Cots and extra beds. These are available on request and subject to availability, with the following supplements: cot for children aged 0 to 1 €10 per night; extra bed up to the age of 15 €15 per night; extra bed from the age of 16 €20 per night. These amounts are not included in the room rate and must be paid separately at the property. The number of cots and extra beds allowed depends on the type of accommodation booked.
Pets. For the comfort of all our guests, the property does not accept pets. Guide dogs and assistance dogs for people with disabilities remain admitted, in accordance with L. 65/2024 (Law of 14 May 2024) and the legislation in force on the matter: please let us know when booking.
No smoking. Smoking is prohibited inside the rooms and in enclosed communal areas, pursuant to art. 51 of L. 3/2003 (Law of 16 January 2003). An outdoor smoking area is available in the garden and on the patio.
Parking. Private parking inside the fenced grounds is free of charge and does not need to be booked. It is made available purely as a permission to use the space: the property does not assume the obligations of a bailee and is not liable for theft of or damage to vehicles or to the property kept in them, save in cases of wilful misconduct or gross negligence.
Shuttle service. The shuttle service to and from the IRCCS “Saverio de Bellis” is free of charge for guests of the property; transfers to and from railway stations and airports are arranged on request and against payment. Both services are subject to availability and must be agreed in advance.
Belongings and valuables. Guests are asked to look after money, valuables and documents with due care. The hotel-keeper's liability for property brought into the premises is governed by articles 1783 to 1786 c.c. (the Italian Civil Code).
Damage. Guests are liable for damage caused to the furnishings, fittings and buildings of the property, whether caused by themselves or by persons for whom they are responsible.
6. Tourist tax
The Comune di Castellana Grotte levies a municipal tourist tax, introduced pursuant to art. 4 of D.lgs. 23/2011 (of 14 March 2011) and governed by the municipal regulation in force. The tax is payable by the guest for each overnight stay and is not included in the room rate: it is collected by the property at the end of the stay, with a named receipt being issued, and subsequently paid over to the Municipality.
Under the municipal regulation, the tax currently amounts to €2 per person per overnight stay for facilities of up to three stars and for other accommodation facilities, the category which includes bed & breakfasts, and is payable for a maximum of 5 consecutive overnight stays. The regulation provides for a number of exemptions, including minors up to the age limit set by the Municipality, people with severe disabilities and those accompanying them, patients of the IRCCS “Saverio de Bellis” and those accompanying them, on-duty police and armed forces personnel, and tour group leaders.
The amounts, exemptions and rules of application are set by the Comune di Castellana Grotte and may be amended by subsequent resolutions: in all cases the municipal rules in force on the date of the stay apply, where so provided by the Municipality. We invite you to ask us to confirm the current amount and any applicable exemptions when booking; we provide the receipt documentation on request.
7. Identification of guests
Pursuant to art. 109 of R.D. 773/1931 (TULPS — the Italian Consolidated Public Security Act of 18 June 1931), the property is required to identify every person lodged in person by means of a valid identity or identification document, and to report their particulars to the territorially competent Questura (provincial police headquarters) through the Polizia di Stato portal “Alloggiati Web” within 24 hours of arrival. As clarified by the circular of the Chief of Police of 18 November 2024, identification must take place in person and cannot be replaced by sending documents digitally or by the use of automated access systems.
For this reason we ask you to present a valid document on arrival for every guest, including minors. Refusal to provide the document makes it impossible for us to accommodate you. The processing of the data thus collected is described in the Privacy Policy, section 5.
8. Prices, information and availability
The website does not publish a room rate list: rates vary according to the period, the type of accommodation, the length of stay and the number of guests, and are given on request or published on the booking portals. The only exception is the supplements for cots and extra beds set out in section 5, which are expressed in euros, inclusive of applicable taxes, and payable at the property.
The descriptions, images, distances, journey times and information about places of interest published on this website are indicative and do not constitute an offer to the public within the meaning of art. 1336 c.c. (the Italian Civil Code). The photographs in the gallery portray real areas of the property, but the room actually allocated may differ from the one shown in terms of furnishings, size and aspect: the type of accommodation booked is the one stated in the booking confirmation.
The reviews shown on this website are extracts from opinions published by real guests on third-party booking portals, attributed to the name chosen by the author at the time of publication. They are extracts: some opinions have been shortened and their punctuation standardised for reading on the web, without ever altering their meaning, the judgement expressed or the score given. The original source remains the portal on which the review was published, where each opinion can be read in full.
9. Intellectual property
All the content of this website — texts, photographs, illustrations, graphic elements, icons, page layout, source code, and the name and distinctive signs “Villa Cassandra” and “B&B Villa Cassandra” — belongs to the owner of the property or to the respective authors and is protected by L. 633/1941 (the Italian Copyright Act of 22 April 1941), by the Italian Industrial Property Code (D.lgs. 30/2005) and by the relevant international conventions.
You are permitted to view the pages and to print a copy of them for personal, non-commercial use. The following, on the other hand, are prohibited without the written authorisation of the owner: the reproduction, modification, translation, distribution, communication to the public, making available and any form of exploitation, even partial, of the content; the use of photographs of the property on other websites, listings, catalogues or social networks; the systematic extraction or re-utilisation of parts of the website, including by means of automated data-gathering tools; and the use of the name and distinctive signs of the property in a manner liable to cause confusion or to suggest a collaboration or affiliation that does not exist.

The owner curates the content of this website with the greatest care and undertakes to keep it up to date and accurate. However, the owner does not warrant that the information published is at all times complete, accurate and free from error, nor that the website will always be accessible without interruption, delay or malfunction, which may also depend on external factors such as the network, the connectivity provider or the hosting provider.
The owner is not liable for any direct or indirect damage arising from access to or inability to access the website, from reliance on the information contained in it, or from the presence of viruses or malicious code, save in cases of wilful misconduct or gross negligence and without prejudice to the mandatory liabilities laid down by law, including liability for personal injury.

The presence of a link does not imply approval, sponsorship or affiliation. We invite you to read the privacy notices and terms of use of each destination website.
Hyperlinks to the home page of this website are permitted, provided that they are not placed in disparaging or unlawful contexts, that they do not create confusion as to the ownership of the content and that they do not use framing or deep linking techniques which conceal the origin of the pages.
12. Accessibility
This website has been designed with regard to the accessibility criteria of the WCAG 2.1 guidelines, level AA, referred to in the European standard EN 301 549: semantic content structure, alternative text for images, a link to skip straight to the content, keyboard navigation, visible focus indicators and respect for the reduced-motion preferences set in the operating system. The colour contrast of the interface meets the minimum ratio required at level AA; for text placed over the opening photograph, contrast may vary from device to device. Reports of any barriers to access are welcome at the contact details given in section 1.
The owner is not among the parties required to comply with L. 4/2004 (the “legge Stanca” of 9 January 2004) and is not obliged to publish an accessibility statement; the commitment to making the website fully usable is undertaken voluntarily. 14. Applicable law and jurisdiction
These legal notices, the use of this website and the contractual relationship with the property are governed by Italian law.
For disputes with a user or guest who qualifies as a consumer within the meaning of art. 3 of D.lgs. 206/2005 (the Italian Consumer Code), the courts of the consumer's place of residence or elected domicile have exclusive jurisdiction, where that place is within Italy, pursuant to art. 66-bis of the Italian Consumer Code. The mandatory protective rules of the country in which the consumer is habitually resident continue to apply where they are more favourable.
For disputes with parties who do not qualify as consumers, the Courts of Bari (Foro di Bari) have exclusive jurisdiction.
15. Complaints and alternative dispute resolution
The first step is always the simplest one: if something has not gone as expected, write to us at donatomanghisi@gmail.com or call us on +39 338 798 5003. We undertake to examine every complaint and to provide a reasoned reply within a reasonable time, as a rule no longer than 30 days.
If we are unable to reach an agreement, consumers may use the alternative dispute resolution (ADR) mechanisms governed by articles 141 et seq. of D.lgs. 206/2005, by applying to an ADR body registered in the lists kept by the competent authorities and available on the website of the Ministero delle Imprese e del Made in Italy (the Italian Ministry of Enterprise and Made in Italy), or to the conciliation desks of the Camere di Commercio (the Italian Chambers of Commerce), or by initiating civil and commercial mediation before a body registered in the list kept by the Ministero della Giustizia (the Italian Ministry of Justice) pursuant to D.lgs. 28/2010 (of 4 March 2010).
Consumers resident in another Member State of the European Union may also turn to the network of European Consumer Centres (ECC-Net), which assists consumers free of charge in cross-border disputes: in Italy the service is provided by the Centro Europeo Consumatori Italia (the European Consumer Centre Italy).
European ODR platform: no longer available. For the sake of accuracy we point out that the European online dispute resolution (ODR) platform has been shut down. Regulation (EU) 2024/3228 of 19 December 2024 repealed Regulation (EU) No 524/2013 with effect from 20 July 2025, bringing to an end both the service and the associated obligation for traders to publish a link to it. For this reason, and unlike what can still be read on many websites, you will find no reference to that platform on this page.
Recourse to the mechanisms indicated above is optional and in no way deprives consumers of their right to bring proceedings before the competent courts.
16. Changes to these legal notices
The owner reserves the right to change the website and these legal notices at any time, in order to bring them into line with legislative changes, with changes to the services offered or with organisational requirements. The version in force is always the one published at this address, with the date of the last update shown at the top. Bookings already confirmed remain subject to the terms in force at the time of confirmation.
Should any clause of these legal notices be held to be invalid or ineffective, the remaining provisions shall retain full force and effect.
